Owner Selling Homes
Homes can be listed by anyone, an inexperienced agent who places sign, lock-box, and prays - even the owner himself.
Marketing the property is best done by a qualified, motivated, and experienced licensed real estate agent.
QUESTIONS WORTH PONDERING
WHY WOULD AN OWNER THINK TO SELL HIS OWN HOME in a market as competitive as the current one?
There are a FEW ANSWERS: not all sellers would fit these but 99% of them would.
1- They owe more on the home than it is worth
2- They do not have enough equity to afford an agent
3- They think the buyers are out there with money in hand ready to buy
4- They think they can sell for less and therefore attract a 'bargain hunter' from the lower price
5- They just don't understand how sales processes work- what is involved in the actual 'getting it done'.
THINKING OF what they are thinking: can it be that a buyer will pay a seller directly MORE than it is worth? How can the FSBO be a viable seller and a good 'target' for a bargain hunter if he has nothing to 'give away' i.e. equity? The buyers do not come to the market with the money in their hands- and the ones who have the money in their hands are smart enough to 'hire' and agent to negotiate for them to their best advantage. Sellers who do not 'understand' what it takes in the sales process to 'get it done' will end up just like the sellers with agents who do not understand what it takes to 'get it done'... it is called unsold or expired!
If you see a home where the sign says "FOR SALE BY OWNER"- call John and he will provide tons of information- based on facts and not a biased presentation.
(If you have already signed an agency agreement with another agent you are encouraged to call that agent and inquire about FSBO homes or others.)

(Guess who pays for that service) The sellers have chosen to limit the exposure of these fine homes and therefore your chances of being the new owner are enhanced greatly. FSBO- that is, For Sale by Owner properties still are by law supposed to adhere to many of the rules which licensed agents follow- it is my experience that some 'home marketing experts' are skipping some steps.. like the ones that say the seller should provide a "property condition disclosure' and the fair housing rule that says they cannot discriminate because of race even when they are selling their own home.
