REAL ESTATE REPORT 

Real estate services are being altered daily as a result of the DODD-FRANK rules which have been in the process of implementation for a while now.  Who knows the real target of this new direction of regulation and restraint?

The mask it wears is one of “consumerism” but from my perspective it has been anything but good for consumers i.e. those who would borrow money to buy a home for their families. Surely the system as it existed in 2005-2006 needed a tune-up but the answer given so far has not favored consumers, borrowers of money, and the housing woes.

The new way the world was forced to view Good Faith Estimates opened the doors for third-party services i.e. appraisers, lawyers, and other loan related services to increase the cost of buying a home. In this market legal fees, appraisal fees and others are now stated at a higher rate. This does ultimately result in higher costs for the consumer(s). Banks were forced to restructure the way the loan origination personnel get paid which caused smaller less profitable loans/borrowers to fall into a low priority zone. At the same time profits to banks are now positioned to increase.

As to the appraisal processes: First thing buyers/sellers need to be reminded of is that the appraiser is working for the BANK- the borrower is paying but the bank is the employer. New rules remove any opportunity for the bank to hire the best appraisers as they are now forced to place the order into a pool of appraisers. Some third party assigns the job to a member of the ‘pool’- and in that process we lose “geographical competency”- in other words the evaluation is coming from an individual who is not best positioned to know the marketplace which he/she is evaluating.

All these things and many more are making life harder for buyers, sellers, and those who would seek to own their own home. In the current environment it is more important than ever to choose an agent who has relationships with the components of the deal in order to best serve the consumer-the client.

Remember the measure of an agent needs to be based on experience- the question has nothing to do with HOW LONG an agent has been a REALTOR- has everything to do with HOW MANY homes have they sold- buyers they have represented?

The GOOD NEWS [Gospel] this week is that home builder confidence rose in January for the fourth consecutive month as builders saw more buyer traffic and anticipated higher sales.  The National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index (HMI) rose four points to 25 in January to reach its highest level since June 2007.  Each of the three components of the INDEX also increased for the fourth month and the improved confidence was evident across every region of the country.

The INDEX also posted gains in all four regions in January,

including a nine-point gain to 23 in the Northeast,

a one-point gain to 24 in the Midwest,

a two-point gain to 27 in the South

and a five-point gain to 21 in the West.
